Home of the Week - Manor Cottage

A delightful 4 bedroomed 18th Century detached country cottage of immense charm and character having the advantage of beautiful gardens and an adjoining paddock of approximately 1 acre in total, located on the edge of the picturesque south east Leicestershire hamlet of Little Stretton.

Originally a small farm, this brick and slate cottage retains a wealth of period features, and offers excellent potential for further modernisation and extension if required, subject to obtaining the necessary planning consents.

With the benefit of oil fired central heating, the well presented interior includes an entrance hall with staircase off, sitting room with stone open fireplace, dining room with brick fireplace, an inner hallway off which is a recessed pantry with shelving, and breakfast kitchen with oak strip flooring and beamed ceiling.

There is also a former dairy which is now used as a utility room, off which is a shower room/w.c. A superb garden room has been added to the rear with pitched beamed ceiling and exposed brickwork enjoying spectacular views over the gardens.

On the upper floor off a central landing are 4 bedrooms, three of which have period fireplaces, and all of which enjoy views over the gardens and countryside beyond. The family bathroom has been recently re‐fitted and has excellent storage.

To the side of the cottage, a wooden five bar gate leads through to a charming cobbled area off which are a range of brick and slate outbuildings converted into a good sized garage with remote control roller shutter door, together with a couple of stables and workshop and a useful loft over the garage. Lapsed planning permission exists for conversion of these buildings into a separate annexe.

The gardens and paddock land form a most attractive feature of the property comprising a lawned garden to the front of the cottage with a hawthorn hedge and wooden hand gate, cottage garden to the side planted with a variety of specimen shrubs, roses and flowering cherry tree, together with a vegetable patch.

The rear garden is of excellent size with gently sloping lawns, an array of trees and shrubs, a natural spring and fruit trees. A wooden gate leads through to the paddock which enjoys elevated views over the village and countryside beyond and has a pond, several trees and backs on to open fields.
