Recently, The Localism Act introduced new powers for
communities to influence planning policies and site allocations in the local
area through Neighbourhood Planning.
The Neighbourhood Plan document is produced by the local community
and must go through a process of examination and a referendum. If successful,
it then becomes part of the statutory development plan.
So what is the
significance of all this?
This means that planning applications must now be determined in
accordance with the development plan unless material considerations indicate
otherwise. We are currently seeing an increasing number of Parish Councils
embarking upon Neighbourhood Plans.
If you are a landowner or famer, in order to influence the
development potential of your land it is now essential that you engage with the
Neighbourhood Planning process in your area.
On New Year’s Eve 2014 Brandon Lewis (Housing and Planning
Minister) announced the Government’s intentions to speed up the process of
creating Neighbourhood Plans and we can anticipate more neighbourhoods going
down this path in 2015.
