According to the TCPA, the housing sector in England needs to build 312,000 homes every year for the next five years to keep up with a growing population. Beyond 2020, the report says we’ll need an additional 220,000 homes a year for another decade, more than half of which would be needed in London.
The government has introduced a Housing Bill to tackle some of the issues, and the property industry is trying hard to address the shortage and respond to demand.

While much can be done locally, many of the challenges for the housing sector are driven nationally, and it is hoped the Housing Bill will remove some of the roadblocks that deter and delay the industry from building new homes.
That has to be balanced with the fact of life that, in housing as in everything else, there are always new challenges around the corner. For example, the Financial Times recently reported that the government’s upcoming Spending Review could result in property developers facing a large increase in fees for making planning applications.
Lack of new housing is having a serious impact upon the ability of young people to start out in life, the TCPA says, with many young adults having completely abandoned the idea of home ownership, seeing it as an unattainable ideal.
How serious is the housing shortage? The TCPA is not mincing words. Kate Henderson, chief executive of the TCPA, said: "The government has already fallen behind on targets for house building, and this is now having a devastating effect."
