Avoid getting hoodwinked by a house from hell - The importance of a house survey

"Earlier this year the Telegraph reported the horrifying tale of a couple whose £500,000 dream home turned into a nightmare.

The couple had relied upon the mortgage provider’s property valuation and did not commission a building survey of their own. They quickly realised they had bought the house from hell. The property needed much more work done to it than the mortgage valuation identified.

As a result, the couple have been left to fork out an estimated £165,000 on repairs.

This is a cautionary tale for all house hunters, and highlights the importance of commissioning a survey of your own using a qualified and reputable provider.

Here at Andrew Granger & Co, our team of chartered surveyors can help you spot any issues with a potential new home before it becomes a house of horrors.

Understandably, when buying a home you are already spending a lot of money so the temptation to cast a survey off as an unnecessary expense will always come to mind but a survey will often save you far more money in the long run.

It’s better to be aware of any issues before you buy a house so you can decide what you can afford to pay for repairing and whether it is worth it. It will also help you to budget for repairs so there are no nasty shocks after you’ve moved in.
Surveys also give you the opportunity to negotiate with the seller."

There are many different kinds of surveys available, and it’s important to know which is right for you. Read 'How to choose the right survey for you and your home' on our blog for a little more information..
