Planning & Development team support landowner to win permission for village development to meet housing need

A shortage of new homes to meet housing demand in a south Leicestershire village has helped our Planning & Development team to secure outline planning consent for nine new homes on a greenfield site.



Working on behalf of the landowner, our Planning & Development team originally submitted a planning application for three homes on the edge of Great Glen, but after Harborough District Council said they wanted to see more homes on the site to meet housing demand, the team went back to the drawing board.

Now we're marketing the opportunity on the main London Road to potential developers.

One of our Planners, Stephen Mair, explains the story of the development so far:

“Harborough District Councils’ review of the housing supply over a five year period had identified housing pressure in the area. So it was decided that our initial plan to build three large, 3,000-square-foot houses on a 1.2 acre site wasn’t a viable use of the site.

“We went back to the drawing board and drew up a scheme for nine houses based on the adjacent buildings which are barn conversions,” he said. “The council wanted a mix of single and two storey buildings that were longer in shape so we took that into account.”

Our Planning & Development team, based at our Market Harborough office, drew up 3D models to indicate how the development would relate to its surroundings, and worked with ecology and archaeology consultants to determine if any mitigation works would be required.  

“A greenfield site outside the limits of development normally faces significant barriers to planning consent being granted, however, due to Great Glen being identified as a sustainable location and the shortfall in the Councils 5 year housing land supply, Harborough District Council granted permission for the development.” explains Stephen Mair.

Harborough District Council granted outline planning consent for nine homes – seven four and five-bed semi and detached houses and two affordable bungalows around a central courtyard – and we are now seeking a developer to turn the plans into reality for the landowner.
